Meet Kyle Nichols

Kyle's real estate story spans two of the Southeast's most distinctive markets — the Charleston metro area and the Highlands-Cashiers Plateau — and he knows both intimately.

He launched his career in 2017 with a top-producing team at Carolina One Real Estate in Charleston, working alongside his mother and sister in a family-driven practice built on trust, communication, and results. Over the years he built a strong foundation helping Charleston-area clients buy, sell, and invest — always with a client-first approach grounded in professionalism and genuine care.

A year ago, Kyle made the Plateau home. What started as a deep love for the mountains became a full-time commitment, and he now lives and works in the Cashiers-Highlands community while remaining an active agent in the Charleston market. That dual-market presence is rare — and for clients considering a move from the coast to the mountains, or simply looking for an agent who truly knows both places, it's invaluable.

What sets Kyle apart goes beyond geography. He spent five years operating Charleston's highest-rated Airbnb, giving him firsthand knowledge of the short-term rental market that few agents can match. Kyle is also a licensed home inspector in South Carolina — a credential that gives his clients a sharper eye during the buying process and an added layer of confidence at every step.

His academic background reflects the same depth. He holds a Bachelor's degree in Historic Preservation and Community Planning from the College of Charleston and a Master's degree in Real Estate Investment and Management from a university in Edinburgh, Scotland.

When he's not helping clients find their perfect property, Kyle is out exploring the places he loves — boating and paddle boarding on Lake Glenville and in the Lowcountry waters, hiking the mountain trails of the Plateau, volunteering, and discovering what makes both regions so special. He's also been known to cook a meal worth the drive (ask him about The Barn).
